Investment periods are an initial 24 months with periods of 12 months after that if you choose to.
Easy Homebuy who are you ?
Lisa and I have been investing in residential real estate for over 20 years. In recent years we have concentrated on putting Australian families into homes using vendor financing. Your investment funds provide us with the ability to act quickly to secure residential properties when they come on the market at a discount price. Because we are able to buy at this discounted price we are able to pass the savings on and to place more Australian families into homes. You only have to read the local paper to know that the criteria being set by banks is making it increasingly difficult for young families to qualify for their first home.
Our aim is to get as many families out of the rental market and into their own home sooner than would normally be possible. Sometimes the hardest part is starting out. We are here to give them a chance of home ownership. Once our buyers have lived in the property for 1-2 years they usually have the ability to refinance with a mainstream lender. At this time Easy Homebuy gets paid out and our investors have the option of rolling their capital investment into another property or having their capital returned.
Vendor Financing what is it and how does it work?
Simply put the owner of the property as the title holder of the property sells it to someone and lets them occupy, and pay for the house over a period of time by installments (this is on an installment contract). This has been an accepted way to buy property in Australia for over a hundred years.
Banks are currently offering 5-6 % to investors on their money. Easy Homebuy's current rate is 12%. Interest is paid as an interest only payment directly into your nominated bank account every month no exceptions.
How is your money secured?
- Title of the property remains in Easy Homebuy's name until both You and Easy Homebuy is paid out.
- Properties secured by us have a mortgage over them of not greater than 80%.
- We shall prepare and provide to you a signed second mortgage over the property in the standard form prepared by the Law Institute of Victoria. Our solicitor will do this or you may get yours to do it if you wish.
- We will provide you with a Registered Consent Caveat over the property.
- Easy Homebuy has only one investor per property. Your money is invested in a specific property.
Easy Homebuy will pay all legal and registration fees associated with our personal loan agreement that our solicitor draws up. Once the loan agreement is set up, everything concerning the property is taken care of by us. You will be a silent partner, you will have no costs, no responsibility, and no work required, and we will pay you 12% return on your money.
So what is the process?
If you decide that the 12% sounds good to you, the next step is to contact us and say hello. Following this if we are in agreement and you are completely comfortable with what we are offering, the next step is to have drawn up a standard personal loan agreement. At this time you will have the opportunity to read the documents as well seek legal advice if you choose (We highly recommend that you do). If we are both in agreement and the contracts are signed your investment money will be deposited into a trust account. The personal loan documents will outline everything that we both agree to.
